A representative project: a townhome community in the north metro had a network of interior driveways with widespread cracking and a few sections beginning to pothole, and the board was facing a possible special assessment. We presented a phased plan: crack seal and patch year one, sealcoat and re-stripe, then mill-and-overlay the worst street the following season, all sequenced so residents always had a way in and out.
