Our process

  1. Pavement & Base Evaluation. Before we quote anything, we inspect the pavement to determine whether the base is sound enough to support a resurface. We look at the type and extent of cracking, areas of movement or alligator cracking, and where water is sitting. This is the step that separates a resurfacing job that lasts from one that fails: if the base has failed, we tell you so and recommend full reconstruction instead of selling you an overlay that will crack again.
  2. Surface Prep & Spot Repairs. We address localized problems before the new surface goes on. That means full-depth repairs in any failed areas, crack treatment, and cleaning the surface of dirt and debris. Skipping this step is how overlays go bad, so we fix the spots that need fixing rather than burying them under fresh asphalt where they will quickly reappear.
  3. Milling (When Required). Where curb heights, drainage flow lines, or transitions at doors and aprons need to be preserved, we mill off the deteriorated top layer to a set depth and haul it away. Milling keeps the finished elevation correct so water still drains where it should and thresholds still line up. On straight overlays where elevations allow, we skip milling and move directly to paving over the prepared surface.
  4. Paving the New Surface. We place and compact a new layer of hot-mix asphalt over the milled or prepped surface, using the proper lift thickness for the traffic the lot carries. Where the existing surface is uneven or holds water, we may place a leveling course first so the final surface drains cleanly. Proper compaction is what locks in density and longevity, so we roll the new asphalt thoroughly while it is at the right temperature.
  5. Striping, Walkthrough & Cure. Once the new surface has set, we re-stripe the lot, including ADA stalls, fire lanes, and directional markings, so it reopens fully compliant and clearly laid out. We walk the finished work with you, confirm drainage and transitions are right, and give you clear guidance on cure times before heavy traffic. Commercial jobs are phased so sections reopen as they cure and your operation keeps running.

An overlay (or mill-and-pave) lays a new layer of asphalt over the existing pavement, sometimes after milling off the worn top layer. It works well and saves significant money when the base underneath is structurally sound and only the surface has worn or cracked. A full replacement removes the failed pavement entirely and rebuilds it from the base up, which is the right call when the base itself has failed, because an overlay over a bad base will simply crack again within a season or two. We always evaluate your base first and give you an honest recommendation on which approach is the smart spend.
The deciding factor is the base. Surface-level problems such as oxidation, raveling, isolated cracks, and a rough ride are good candidates for resurfacing because the structure underneath is still doing its job. Widespread alligator cracking, areas where the pavement moves or pumps water, and sections that have settled or heaved usually point to a failed base, where an overlay would just telegraph the same cracks back through the new asphalt. We inspect for these signs on site and tell you the truth, even when the cheaper option is not the right one.
Milling removes the old top layer so the finished elevation stays correct. Without it, every overlay raises the surface, and on many properties that creates real problems: curbs end up too short, water no longer drains to the inlets, door and garage thresholds no longer line up, and gutter pans get buried. Milling preserves curb heights, drainage flow lines, and transitions, which is why it is the standard choice on most commercial lots. On open areas where raising the elevation is not a concern, a straight overlay without milling can be the more economical choice.
